PUBLIC HEARING NOTICE
14 HOWARD
REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on August 20, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
The 14 Howard Redevelopment Project Plan.
The redevelopment project plan proposes rehabilitation of the two-story building on 1410 Howard Street and demolition of the building on 1402 Howard Street to allow new construction of a mixed-use building. The new building will be connected to the existing building, functioning as a single facility, and the two structures will share a common elevator and stairwell system. The mixed use project includes about 6,650 square feet of restaurant and bar, 3,114 square feet of retail, 6,284 square feet of office and 4,224 square feet of storage space. No onsite parking is proposed. The site is adjacent to metered on street parking and the various parking lots and ramps located in the vicinity.
The Planning Board recommended approval of this Redevelopment Project Plan at the July 3, 2019 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $475,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as acquisition, demolition, building rehabilitation construction, architectural and engineering costs, and other public improvements as required, with the applicant contributing $10,000.00 of the TIF loan proceeds to the Downtown Public Improvement Fund. The total estimated project costs are $4,073,582.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on August 20, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
The Nobility Point – Highlander Phase III Redevelopment Project Plan.
This redevelopment project site is within the 75 North Highlander Redevelopment Plan area, which is the former site of the 36 acre Pleasant View Homes public housing project. This redevelopment project plan proposes the new construction of a three-story, 60-unit rental-housing project for seniors 55 and older. The unit mix will be one and two bedroom units and will provide for approximately 55 surface parking stalls. The proposed project is a mixed-income housing project and will use Low Income Housing Tax Credits (LIHTC).
The Planning Board recommended approval of this Redevelopment Project Plan at the July 3, 2019 public hearing.
The Redevelopment Project Plan authorizes the City’s participation in the redevelopment of this project site through the allocation of TIF in an amount up to $200,000.00, plus accrued interest. TIF will be used to offset eligible expenses such as site preparation, grading, utility taps, architectural and engineering fees, and other public improvements as required. The total estimated project costs are $12,006,887.00, but are subject to change as final costs come in.
A copy of said plan is available for public inspection in the City Clerk’s Office.

REDEVELOPMENT PROJECT PLAN
NOTICE IS HEREBY GIVEN that the City Council of the City of Omaha, Nebraska, will meet and hold a public hearing on August 20, 2019, beginning at 2:00 PM in Legislative Chambers, 1819 Farnam Street, Omaha, Nebraska 68183 for the purpose of hearing testimony for:
The Elkhorn Station Redevelopment Project Plan.
The redevelopment project plan proposes removal of three existing structures located within the project site for new construction of a mix of multi-family residential, retail and office uses contained in two buildings. The proposed building located along Main Street is a four story building with retail and/or office uses on the lower level, and a mix of one and two bedroom market-rate apartment units on the upper three floors. The building on the western portion of the project site will also be four stories, with retail and office uses on the main level, garage parking stalls on the main level, and a mix of one and two bedroom apartment units on the three upper levels. A total of 90 apartment units are planned and parking will be constructed in both the unimproved North 206th Street right of way and the adjacent rail right of way. The project is located where a key recreational trail connection is desired, which appears on the City’s trail master plan, and options regarding the possibility of arranging the site to accommodate the trail are presently being explored.
